Potomac Hill Campus Planning and Adaptive Re-use

The Potomac Hill campus, located between DOS headquarters and the Kennedy Center, is designated an historic district. This 19th Century campus is the site of the original Washington observatory which generated breakthrough research in the sciences of navigation and medicine.

When the U.S. Department of State elected to consolidate multiple tenants from various leased annexes to the site, KCCT performed a Feasibility Study for Campus development and provided Program Verification and Blocking & Stacking plans for the newly acquired Potomac Annex buildings. Subsequently, in Phase 1 of the consolidation KCCT renovated four historic buildings for office occupancy providing interior space planning, full-service renovation design, and construction administration services. The buildings have varying footprints. Their combined building renovations, totaling 96,000 GSF, will serve approximately 400 DOS personnel.

Site enhancements included as part of the Phase 1 renovation project include a complete site electrical infrastructure and distribution upgrade, telecommunications distribution upgrade, archeological and geotechnical monitoring, and localized site drainage mitigation improvements.
